[IT] Situata nel quartiere locarnese di Gerre di Sotto, questa antica casa signorile ticinese è iscritta nel catalogo dei beni storici cantonali ed è appartenuta*, almeno per un certo periodo, alla famiglia di nobili Orelli di Locarno. La casa si trova sull’antica strada di collegamento tra Locarno e Bellinzona (dove si intravvedono ancora delle tracce) e serviva da cambio dei cavalli per chi transitava. La casa si sviluppa su tre livelli, oltre ad un piano interrato con interessanti cantine a volta. La generosa parcella di 1207 m2 permette all’acquirente di progettare una ristrutturazione completa ed interessante. È inoltre ancora possibile edificare sulla parcella sfruttando il potenziale residuo.

DESTINAZIONE D’USO

Oltre alla trasformazione in casa famigliare o appartamenti da reddito, è da tenere presente che la parcella si trova in una zona residenziale estensiva, nella quale sono ammesse attività turistiche e commerciali. Con la pista ciclabile vicino, a metà strada tra Locarno e Bellinzona, l’edificio potrebbe essere trasformato in un B&B con eventuale osteria/ristoro.

[EN] Located in the Locarno district of Gerre di Sotto, this old Ticino manor house is listed in the catalogue of cantonal historical assets and belonged*, at least for a time, to the noble Orelli family of Locarno. The house is located on the old link road between Locarno and Bellinzona (where traces can still be seen) and served as a change of horses for those passing through. The house is on three levels, plus a basement with interesting vaulted cellars. The generous plot of 1207 m2 allows the buyer to plan a complete and interesting renovation. It is also still possible to build on the plot by exploiting the remaining potential.

INTENDED USE

In addition to conversion into a family home or flats for income, it should be borne in mind that the plot is located in an extensive residential area, in which tourist and commercial activities are permitted. With the cycle path nearby, halfway between Locarno and Bellinzona, the building could be converted into a B&B with a possible tavern/restaurant.
